Ready to Rent
Important
From time to time we may update these terms and you agree to review these terms regularly. Continued use of our services will mean that you agree to any changes. You will be notified of any significant changes to our terms of service.
Service Overview
The Ready to Rent service provides the formation of a UK limited company and ongoing access to the Provestor Platform for new property investors in the pre-acquisition phase.
Our role under this service is limited to company formation and providing access to and support with the Provestor Platform.
We are not appointed as your accountant or tax advisor under this plan and therefore no year-end accounts, Corporation Tax filings, accountancy or advisory services are included. These may be accessed by upgrading your plan or purchasing additional services.
What’s Included
This service comprises two elements: (1) the incorporation of a UK limited company intended solely for property investment purposes; and (2) an ongoing monthly subscription, which includes:
Use of Provestor’s office address as your registered office at Companies House
Electronic handling and forwarding of statutory mail (Companies House and HMRC only)
Access to the Provestor Platform for managing your company
Email-based helpdesk support (limited to platform and setup queries)
A 30-minute onboarding call after company formation
Your Responsibilities
Before using this service, you acknowledge and agree that:
Under this plan, Provestor does not provide tax, legal, or structuring advice;
Any tools, resources or guides made available by Provestor are for general informational purposes only and do not constitute personalised advice or a recommendation;
By proceeding with company incorporation using the Ready to Rent service, you confirm that you have either (a) sought appropriate professional advice to determine that your chosen structure is suitable for your personal circumstances, or (b) made your own independent decision to proceed without such advice;
You accept that Provestor will have no liability for any loss, cost or consequence arising from your reliance on any tools, resources or general guidance provided by us, or from your decision to proceed with incorporation based on such information.
A. Incorporation Responsibilities
You agree and warrant that:
You will provide full, accurate, and complete information for the purpose of incorporating your company through the Ready to Rent service.
You will carefully review and confirm all incorporation details before submission to Companies House. You accept full responsibility for any errors or omissions once incorporation has been processed.
You and all individuals associated with the company (including directors, shareholders, and beneficial owners) will successfully complete all identity verification and anti-money laundering (AML) checks required by Provestor.
You represent and warrant that:
you will not do, or omit to do, anything that would cause Provestor to be in breach of any Applicable Laws (including but not limited to the Companies Act 2006 and the Money Laundering Regulations 2017);
you and all individuals associated with the company are not subject to any sanctions, disqualifications, or restrictions under UK law that would prevent you from forming or holding a directorship or ownership interest in a UK limited company;
the company will not be used for any unlawful, fraudulent, or misleading purpose, including but not limited to property-related transactions that may involve tax evasion, money laundering, or breaches of financial sanctions.
B. Ongoing Responsibilities
Following incorporation, and for the duration of your Ready to Rent subscription, you agree that:
You will keep all company-related information up to date in the Provestor Platform, including any changes to directors, shareholders, beneficial owners, and your personal contact details.
You will notify us immediately upon completion of your first property purchase. The Ready to Rent service is designed for the pre-acquisition phase only and is not suitable for ongoing trading or tax filing. We will then discuss appropriate ongoing service options with you.
You will not use the services provided under this plan to operate a trading company or to manage property investments beyond the initial acquisition phase without first upgrading to a suitable Provestor plan.
Registered Office
Our registered office service does not include appointment as your Company Secretary or physical mail forwarding services. It is strictly limited to receiving official correspondence from HMRC and Companies House and forwarding by electronic means.
We will open all mail sent to our address that relates to you, your company, or anyone connected to your company. Only official communications from HMRC and Companies House should be sent to our address. All other mail — including anything related to your business activities — must be sent to your company’s trading address.
Your trading address is the location from which you conduct your business, typically your home address, as specified by you. It must not be our address.
Fees & Payment
This service has two charges:
A one-time company formation fee
An ongoing monthly subscription fee (billed monthly, in advance)
Details of current pricing are published on our website and may be updated from time to time.
The subscription continues on a rolling monthly basis until cancelled or upgraded.
All fees are non-refundable once the service or any part of it has been delivered.
Cancellation & Termination
You can cancel at any time and we'll stop the next payment by sending an email to support@provestor.co.uk.
Upon cancellation:
Your access to the Platform will continue for 30 days to allow data export
Statutory mail services will cease, and the registered office address will be transferred to the main directors address, or to an address of your choice
Your data will be archived or deleted after account closure
Provestor reserves the right to suspend or terminate this service immediately if you breach these terms, provide false information, or fail AML checks.
General Terms - Ready to Rent
Limitation of Liability
You are responsible for the accuracy and completeness of all incorporation data you provide.
We are not liable for:
Any errors in your submitted data
Delays caused by Companies House
Any legal, tax or financial consequences resulting from your use of this service
Provestor’s liability to you for its own negligence or breach of contract is limited to the total fees paid by you for the Ready to Rent service in the month prior to the claim, except where such limitation is prohibited by law
Applicable Law
These Terms of Service shall be governed by, and construed in accordance with, English law. The Courts of England shall have exclusive jurisdiction in relation to any claim, dispute or difference concerning our terms and conditions and any matter arising from them. Each party irrevocably waives any right it may have to object to an action being brought in those Courts, to claim that the action has been brought in an inconvenient forum, or to claim that those Courts do not have jurisdiction.
Confidentiality and Data Protection
The Company commits to handling all confidential information provided by you in strict accordance with the applicable data protection laws and regulations.
While the Company will undertake reasonable measures to safeguard the confidentiality of your information, it cannot guarantee absolute security. You recognise that electronic communications and data transmission over the internet inherently carry risks.
In order to fulfil the services stipulated within this Agreement, as well as for related purposes such as record updating and enhancement, management analysis, statutory returns, crime prevention, and legal and regulatory compliance, we may collect, utilise, process, and disclose personal data related to you and other members of your company. This information will be shared with Inni Ltd, the parent company of Provestor Accounts Ltd. Under data protection legislation, you have the right to access the personal data that we hold about you.
By agreeing to these Terms, you are also agreeing to our Privacy Notice, which sets out how we collect, use, and protect your personal data in accordance with the UK General Data Protection Regulation (GDPR) and the Data Protection Act. You can view our full Privacy Notice here.
In order to comply with the General Data Protection Regulation, it is necessary for you to ensure that all directors, shareholders, and any other individuals associated with your company are informed that data will be shared with HMRC and/or Companies House. It suffices to notify members of your company about this through general communications.
Account Information Services (AIS)
Provestor Accounts Ltd is registered as an agent with the Financial Conduct Authority under the Payment Services Regulations 2017 for the provision of payment services / account information services (AIS). This allows us, with your permission, to connect to your bank account(s) and download your transactions automatically to automate your business’s bookkeeping. You can manage your bank account connections from the bookkeeping area of the Provestor Platform.
Provestor Accounts Ltd is acting as an agent of Inni Ltd. Inni Ltd is registered with the Financial Conduct Authority under the Payment Services Regulations 2017 with reference 918132 for the provision of payment services / account information services (AIS). By connecting your bank accounts, you agree to inni Ltd downloading your bank transactions into the Provestor Platform.
If you have any concerns issues or complaints about any aspect of the service that we provide, please in the first instance contact support@provestor.co.uk.
If we fail to resolve your formal complaint you have the right to use the Financial Ombudsman Service, please see our Complaints Policy for details.
Retention of Records
During our services to you we will collect and store records. Any records will be retained for a maximum period of 6 years after which they will be destroyed. Where you are in possession of original records, you must retain them for the same period.
Unless you provide us with written instructions to retain your records for a longer period, we will destroy your records after 6 years.
We convert original documents into an electronic format for retention. In such cases we destroy the original documents unless you expressly request them within 30 days of notification.
Lien
Insofar as the Company is permitted to so by law, the Company reserves the right to exercise a lien over all funds, documents and records in our possession relating to all Services provided to you until all outstanding fees are paid in full.
Complaints
The Company always aims to provide the highest levels of service possible, however, should you have a concern you should email support@provestor.co.uk in the first instance. The Company undertakes to look into any complaint carefully and promptly and do all we can to explain the position to you. We will do everything reasonable to put matters right.
Communication
We will frequently communicate with you using email or by other electronic means. On rare occasions this may result in delayed or non-receipted communication or mis-direction that we cannot be held responsible for.
Internet email is not a 100% secure communications medium. We advise that you understand and observe this lack of security when communicating with us.
Although we believe our emails and any attachments are free from any virus or other defect which might affect any system into which they are opened or received, it is your responsibility to check that they are virus free and that they will in no way affect systems and data. No responsibility is accepted by us for any loss or damage arising in any way from receipt, opening or use of electronic communications.
Calls may be monitored for training and quality purposes.
Availability
We will make every reasonable effort to ensure that our service to you and the Provestor Platform is available. We cannot however guarantee that it will be timely, without error, 100% secure, or available at all times. This is because we are reliant on the internet to deliver our services.
Any actions necessary to continue to provide high quality services may result in brief periods of down time to carry out maintenance activities. We will work hard to ensure that any disruptions are kept to a minimum.
We do not make any guarantees that there will be no loss of data and we cannot accept any liability for any loss of data no matter how caused.
