Investment Property Snagging Service
What is snagging?
Snagging is the process of identifying faults with new build properties.
In a perfect world all newly completed houses and apartments would be pristine and also perfect. Alas this is not always the case. We don't want to paint a bleak picture; most new homes are finished to a very high standard, but occasionally a fault needs to be pointed out to the developer before the deal is completed.
Facts about new Builds
"The NHBC received 58,000 dissatisfaction enquiries"
During 2003/4 a total of 171,588 private UK new houses were completed (ODPM2006a). In the same period the NHBC received 58,300 dissatisfaction enquires and processed 12,000 claims against house builders (carter 2005). The office of fair trading additionally received a further 3.990 complaints related to housing construction (OFT 2005).
The NHBC paid out £35.1 million in claims to householders in 2004-5, compared to
£30 million in the previous year.
Don't let your tenants have the hassle of snagging issues.
Your tenants are doing you the biggest favour they could possibly do for you, they are paying your debt, so it is vital that you ensure your property is presented in the best possible way. One of the most important things you need to undertake is that your new property has been inspected to ensure the finish is correct, all the appliances are fully functional, lights and electrical sockets are safe. This will highlight any works that needs to be rectified prior to your tenant moving in.
As part of Provestor ongoing support we can offer this service, which will be carried out by a member of our team, who are all experienced in the process, you will receive a comprehensive report within 48 hours of the inspection.
